When selling in a slow market
You have two choices
1. Lower your price
Price your home below that of your competition for the same amenities, size, etc.
OR
2. Make your home more desirable
To make your home more desirable, you need to have a home with the right atmosphere and look. There is nothing more important when it comes to selling your home, than to have one which has a strong emotional appeal to buyers. Properly staging your home will create this emotional appeal.
Gone in 60 seconds!!!!
In less than a minute buyers will decide if your home is what they are looking for. The home of their dreams.
Professionals constantly stress curb appeal. Many homes that are beautiful on the inside never get viewed because they lack curb appeal. Don't fall into this trap.
3. Guidelines to maximize your curb appeal.
- Paint your home, stucco or siding should look clean and crisp. Any damaged areas should be repaired. Freshly painted houses stand out in any neighborhood and draw admiring attention. At times merely a fresh coat of paint on the trim and fascia is all that is needed to add zing to that first look at your home.
- Planters should be weeded and have an abundance of colorful plants and flowers set about. Avoid having too many colors, stick with two or three basic colors.
- Make sure lawn is mowed and the edges are neatly and distinctly trimmed. Grass should be fertilized and have a plush look. There should be no brown spots and the leaves should be raked up. Start fertilizing early so that it has time to take effect. Seeding and sod should be uniform.
- Sidewalk(s) and drives should be free of clutter.
- All toys, newspapers and trash should be picked up and out of site. If trash cans are normally visible try to find a new location that is out of view.
